Directors’ Meeting Highlights – October 2013

 

The Directors of Regatta Point Freehold Limited were joined by David Jackson and Duncan Lambert of HML Shaws on the 14th for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions.

  •  The budget for 2013/14 was agreed with no increase in the service charge for yet another year. Bills will be issued ASAP.
  • The list of residents behind in payments of service charge was reviewed and direct action is ongoing by HML to recoup outstanding payments – some of which are with our solicitors.
  • The external decorations are now complete with the final accounts to be submitted soon. People are very happy with the quality of the work although the time it took was a disappointment.
  • It was agreed to continue to progress the tender to redecorate RP internally, to refurbish the sauna and to improve the gym. No decision on the details have been agreed until the specifications and budget are fully understood.
  • The front door replacement has been a fiasco with the Directors now having lost all faith in the supplier. The decision was taken to cancel the order and seek a new supplier and to replace the broken glass.
  • The state of the gardens was discussed and Ian Coates kindly agreed to contact a friend who is a gardening consultant in order to investigate options. The consultant will also be asked about options to put new plants on the roadside, internally and on the pier.
  • Notices are to be put up to clarify out of hours cover from HML Shaws and other useful contact numbers.

    Hi George, That’ sounds all very Grand! But if we are prepared to spend that sort of m,oney then great. But I have been using the facility a few times recently and never had anyone in there with me at the same time so the current showers are fine, but if you want to put in chastity partitions, then also fine!

    In respect to refurbishment of the Gym and Sauna, whilst I have not used the Gym, I do use the Sauna and its current state of repair/cleanliness is just fine and cannot see what any refurbishment would help, the only comment is that a good floor clean of the stone floor with a suitable commercial floor scrubbing would probably suffice. (like the one used to door the floor of the foyer)

      Thanks for the input Philip, it’s always good for us to have some feedback. The Directors agree that the sauna is functioning OK (we recently had the dividing doors painted, fans twiddled with, the mastic renewed and the tiles jet washed). However, we were thinking that the whole thing looked very dated and, given the new neighbours upping the standards, we wanted to explore the costs of a revamp. Based on feedback from a few other users we are looking to upgrade the showers and make them private, removing the dividing doors, re-tiling, installing underfloor heating, lockers, hair-dryers and new furniture. Nothing has been decided but we want to explore possibilities. Facilities like these are one of those things that last for ages and then suddenly you realise how dated they are and they become detrimental to the building. Hope this explains our current thinking – and we will take on-board what you say. George
