Car Park Gates Operational

We are pleased to be able to announce that the new car park gate motors have been installed and are now fully operational. The chain and padlock have been removed. Sorry for any inconvenience caused.

With a bit of luck we won’t need to do this again for another 20 years.

Car Park Gates

As many residents will have noticed – the car park gates are on their last legs. They have served us faithfully for 20 years but we are now going to have to spend some significant money replacing the mechanism.

For now, they are not closing on all occasions. So, please take time to stop and see that they have closed properly. If they have not – please close them manually by gently pushing them together.

New transmitters have been issued and can be swapped for the old ones, as per the letter sent out last week, from our Caretaker (Michael is on holiday this week and Andrew is his replacement).

The details of the repair works are as follows:

  • Work commences Tuesday 17th of September
  • May take 4 days (3 as a minimum) 
  • Gates will have to be manually opened and closed during that time when the engineers are not on site  (mornings and evenings) 
  • A chain and combination lock will be used.
  • The combination number will be available from the Caretaker, a note will be placed in everyone’s pigeonholes and on this secure webpage https://regattapoint.co.uk/?page_id=78
  • The new transmitters will work with the upgraded gates. 

We appreciate that this caused some inconvenience for residents but please work with us to maintain our security and we will then be able to enjoy the new gate mechanism for the next 20 years.

Communal Area internal redecoration and Gym repairs

Next week decorators will be painting some of the internal common areas: principally the high footfall areas of the car park entrance lobbies and the corridor A-B. Included in the works is the large coffee stained area of staircase A. Further local area works will be made over the next months principally where the internal paintwork is worn or damaged.

Repairs will also be made to the gym where 2 large mirrors have been smashed and a hole punched into the ceiling. The mirrors will be replaced subject to a successful insurance claim.

An obvious observation is that some of this work is necessary due to careless behaviour and we owners can all help by ensuring our contractors and visitors/tenants properly respect the building.

Scaffold Alarm

A couple of residents have expressed concern over the access that the scaffolding might give to burglars to flats from the roadside of Regatta Point. We would like to confirm that, at night, all access points, such as ladders, are removed and secured and that an alarm is in operation that will sound should someone (or something) break the laser beam it emits.

These are standard precautions in such set-ups but we still advise resident not to leave windows open on that side of the building.

The erection will be completed by this Friday and the first windows will be replaced on Monday. If you have not already done so, please confirm you can provide access to our installers on the dates contained in this schedule by emailing graham.orrin@goinstallations.co.uk
