Fire update Monday 9th March

OUTSTANDING ACTIONS

ENTRYPHONE:
There are two separate systems to control access to the front door: Fobs (which unlock the doors with a black plastic fob operated at the door) and Entryphone (which allows remote unlocking of the door via residents’ telephones).

The fob system has now been re-instated.

The Entryphone system has to be made to order and we  anticipate installation towards the end of April.   We apologise for any inconvenience but please be assured that we are trying to get it repaired as soon as possible.

FIRE BRIGADE REPORT:
The Fire Brigade report has been received.  It comes in the form of an enforcement notice and all remedial works detailed must be carried out by a set date.  HML Shaws are drawing up a detailed project plan in order to implement all the work  by the required deadline.

COMPLETED ACTIONS

SECURITY:
Security guards are no longer on duty as the front door now locks and is unlocked with fobs.

TV Reception
Engineers were called to fix the burnt cable that was adversely effecting the communal aerial signal for some residents.

LOBBY POWER:
Electrical work is completed with power restored to all places – including the power sockets in black C (which was why no vacuuming was possible) and water in the garden lights.

St George’s liaison meeting

On Friday the 6th of March George Cross (RP Director), Mo Bowyer (RP resident),Malcolm Wood (St. George’s) ,  and Sean Chappell (St. George’s Snr. Construction Manager) held one of their regular liaison meetings – the aim of which is for Regatta Point to raise any issues with the development next door and for St George’s to keep us abreast with progress.

The following are highlights of the meeting:

COORDINATION OF ST.G WORK AND HELIFIX WORK TO RP EAST WALL
All floors are expected to be available for RP contractors to carry out Helifix remedial works from the end of March.  The work is expected to take up to 2 weeks, will be during normal working hours of 8am to 6pm and be very noisy.
GENERAL PROGRESS

  • The last concrete will be poured by the end of March, completing the superstructure of the building.
  • The next phase of the building around Providence House will have its public spaces opened up, both front and back, by April.
  • The crane is scheduled to be removed in July.  This will require weekend working and likely temporary road closure.
  • Scaffold and then protective wrapper has started to go up around the oval and connecting building as work commences on the internal fit-out.  Work will continue in this area (which excludes the roadside block that abuts Regatta Point) until the end of November 2015, after which the area will be opened to the public – including access to the side gate for boat owners.
  • The tall, overgrown, trees and bushes next to RP wall are to be removed and replaced by low level shrubs.  Security is to be maintained by the implementation of gates at the roadside and riverside end of the development that will be locked overnight with key codes issued to St George’s residents and some boat owners.
  • The completion of the rest of the roadside site is expected to be spring/summer 2016.
  • No more commercial units have been let.

Fire Update Tuesday February 17th

OUTSTANDING ACTIONS

ENTRYPHONE:
There are two separate systems to control access to the front door: Fobs (which unlock the doors with a black plastic fob operated at the door) and Entryphone (which allows remote unlocking of the door via residents’ telephones).

The control system for both was destroyed in the fire and we have now been given the go ahead by the insurers to get the repairs done. The fob system will be done first and is anticipated that the work will be completed by the end of Monday (23rd Feb.) However, it will require residents to collect new fobs from Neil. We will be writing to you later in the week as to when the fobs will be available. Overnight security will be removed soon afterwards and residents will not be able to unlock the door remotely until the Entryphone is fixed.

The Entryphone system has to be made to order and we have advised this will be in approximately three weeks and then will take several days to install. Therefore, this will not be in place for at least another month but we will continue to update you as required. We apologise for any inconvenience but please be assured that we are trying to get it repaired as soon as possible.

TV Reception
We discovered last week that the communal TV aerial cabling was also damaged by the fire and whilst was working it was providing a poor quality signal to some of the flats. An engineer has attended and carried out a temporary fix however additional works are required and will be done later this week. If you are still experiencing problems with your Freeview TV reception after Friday this week please let us know.

SECURITY (no change):
Front door lock out of action overnight security guards in place but obsolete fittings may require new unit to be fitted – no planned date as yet.

You may be challenged as to who you are by overnight security.

Inspections completed and awaiting report – no planned date as yet.

LOBBY POWER (no change):
Electrical work is almost completed with power restored to all place and additional remedial work carried out as some minor faults were detected.

GENERAL CLEANING (no change):
We are aware of some areas could do with an additional clean and will follow this up with the contractor.

COMPLETED ACTIONS

BT/ Virgin Cable
Both Virgin and BT attended last week to reinstate their cabling and residents in Block C should now have reinstated phone, TV and broadband. If you are still experiencing any problems with these systems you should contact your service provider however I would also ask that you contact Lyndsey.ridgers@hmlshaw.com or on 020 8948 3 211 so we can keep track of which provider has issues and what.

Electrical work is almost completed with power restored to all place and additional remedial work carried out as some minor faults were detected.  Some minor issues are expected to be resolved in the next few days.

GENERAL CLEANING:
We are aware of some areas could do with an additional clean and will follow this up with the contractor.

BLOCK C VIRGIN MEDIA CABLE:
Virgin Media have been on-site and restored broadband and TV services.  If issues persist please contact Virgin Media directly with the remedy reference number of 3507547.

Phone lines will take a few more days to restore due to the need to relay cables.

BT have attended today and relaid all of their lines.  They should now be operational.
