Bugler KewSide Newsletter

The following is a newsletter from Bugler, the developers of KewSide (Autobar House):

Dear Residents,

Programmed  Works  for week ending 8th February 15

Monday 2nd
9+ loads of concrete am start.
Tuesday 3rd
1 load of Precast columns delivery 10am.
Wednesday 4th
1 load of Re-bar delivery am.
Thursday 5th
1 load of Precast columns 10am & 1 load of Re-bar pm.
Friday 6th
4+ loads of concrete 12pm, 1 load of precast columns & 1 load of scaffolding.
Saturday  & Sunday
Not Working.

Please Note:- Scaffolding to the Riverside Block has been programmed in to start on 9th February 15, This will involve scaffolding over 57 & 58 Regatta Point & removing the hoarding along the footpath on the Thames Row boundary.  There will also be two loads of bricks, date & times TBC.

These deliveries programmed above may change due to unforeseen circumstances.  Sorry for any  inconvenience

Fire Update – Wednesday 28th January

OUTSTANDING ACTIONS

LOBBY POWER:
Workmen now in site clearing out and repairing electrical cupboard.  Need to strip out debris and repair.  This will re-connect caretaker’s office, lobby, gym, stairwell C to power supply – expected to complete by Friday 6th February.

FIRE BRIGADE REPORT:
Inspections completed and awaiting report – no planned date as yet.

GENERAL CLEANING:
Awaiting confirmation from the insurers as to when their insurers will attend to clean the carpets and deodorise the building.  Initial indication is mid next week.

CAR PARK DAMAGE:
Caused by the need to get at power cables – SSE have relaid cables and contractors filled in hole.  New tarmac required – expected to be completed by Thursday the 29th of January.

SECURITY:
Front door lock out of action overnight security guards in place but obsolete fittings may require new unit to be fitted – no planned date as yet.

You may be challenged as to who you are by overnight security.

ENTRYPHONE:
HML await quotes for the temporary and full reinstatement of the system although these are both reliant on an electrical supply.  It will be reconnected as soon as possible – no planned date as yet.

BLOCK C TELEPHONE LINES:
Supplied by BT, they have inspected site and await electrical room remedial work to be completed before starting work – no planned date as yet.

BLOCK C VIRGIN MEDIA CABLE:
Have been informed but no site visit as yet – no planned date as yet.
In the meantime – don’t forget that modern flat-screen TVs can be attached to the standard TV aerial socket and tuned in to Freeview.

BLOCK C LIFT:
Needs full inspection after power re-supply – as soon as HML have a reconnection day for the communal electrics they will ask Arrow Lifts to attend.  No planned date as yet.

COMPLETED ACTIONS

INSURANCE:
Loss adjust has completed visit and all costs/actions are being agreed with insurer as we progress works.

Bugler working late

We have just received the following notification from Bugler:

Due to unforeseen weather conditions we have had to start our planned concrete pour later than expected. We are expecting to be finished pouring the slab by 6pm (subject to traffic) but we may run later finishing the slab off. This work will not require power tools only hand tool items but we will need to run the lighting off the crane. I plan to be in the office tonight so I would need this power to be on as well in either case. We do apologise if this causes any inconvenience.

Fire Update

It will not have escaped your attention that there was a fire a Regatta Point last week. Fortunately, the scope of the damage was limited and injuries non-fatal.

We will keep you up to date on events via the website, letters in pigeon holes and notices around the building as appropriate.

LATEST:
Fire Brigade have completed their inspections and we await their formal report which will include any specific actions we need to take to improve our fire resilience.

The loss adjuster has been on site and HML Shaws are giving us significant support in actioning remedial work.  This work will be extensive as, although the fire was contained in an electrical cupboard, much of the wiring and some pipework will need to be replaced.  C Block has power restored to flats but they are without TV, phone or internet.  There is a lot of surface damage to stairwell C and smoke contamination throughout the building.  There is no power in the Caretakers Office or lobby.

Temporary lighting is in operation, where needed, and security personnel are in place as the front door has to remain unlocked due to it being an official fire escape route – so please do not be surprised if you are challenged when entering the building.

We will have plans and estimated timetables in place soon.

In the meantime any small acts of kindness to residents who you see struggling will be much appreciated.
