Autobar Noise & Vibrations

Dear Residents,

We have been experiencing severe noise disruptions and vibrations to Regatta Point over the past few days when the Bugler Development demolition crew started breaking up the concrete ramp slabs on the site with a JCB mounted jack hammer.

The Bugler Contracts Manager has commented that this is normally the quickest and most efficient method of removing re-enforced concrete. However, there must be a section of the ramp that is touching our building which is causing the vibrations.

The developers have now employed a diamond cutter to cut through the slab adjacent to Regatta Point and will be able to remove the ramp section and break it up away from our building.

Hopefully we should now have fewer disturbances from the site.

First meeting with Bugler Develeopments

The following are the minutes from the first meeting between Bugler Developments Ltd (who are developing the old Autobar House site) and neighbours.

MINUTES FROM MEETING BETWEEN REGATTA POINT, THAMES ROW &
BUGLER DEVELOPMENTS ON 20TH FEBRUARY 2014

 ATTENDEES:

MINUTES:

  • Soft Strip Demolition of the old Autobar building

The demolition has been delayed because the English Heritage archaeological dig has found 10,000 year old Neolithic remains. These hunting implements are of significant national interest.
Bugler will work around the archaeologists and the Soft Strip Demolition of the old Autobar building will commence on the 03.03.2014.

Bugler Working Hours will be:
8am – 6pm Monday – Friday
8 am – 1pm Saturday

  • Asbestos removal of the old Autobar building

The asbestos notice has gone in today to the Health & Safety Executive and the asbestos removal of the old Autobar building will start on the 10.03.2014

  • Overview of the intended Bugler Development schedule

The soft strip and asbestos removal should be completed by the end of March 2014.
The full demolition will start from April 2014 and take between 6 – 10 weeks.
A Demolition Method Statement will come to us from our appointed surveyor, Peter Messenger.

The piles for the new buildings have been reduced from 190 to 120 because they are not now needed behind the mews houses, which means less noise and disruption for us.

The party wall awards have not been awarded yet as both Peter Messenger and Phil Robson, the Chartered Surveyor employed by the Notting Hill Housing Trust have confirmed that the structural design information is holding it up.  The party wall award will cover any licensing agreements between Regatta Point and the Notting Hill Housing Trust.

Mark Varley confirmed that all the work including the removal of wall between the Autobar House development and Regatta Point will be carried on the Autobar House side, and he will send us copies of the Scaffold Plans.

There will be covered scaffolding 5 floors high from the river tow path to Kew Bridge Road. This will be a helpful preventative measure to exclude demolition dust from Regatta Point.

At the bottom of the scaffolding will be Heras Security Fencing with 6 ft mono flex.

There will be 35 units in all with 16 private units by the river side. The private units are to be sold off after the shared ownership flats have been sold.

6ft of the mural attached to the Regatta Point west wall will be protected and exposed to the new Notting Hill Housing Trust car park entrance.

A possible end date to the development could be December 2015.

Dear Resident,

As a considerate contractor I would like to make you aware, if you are not already, that Bugler Developments will be building two new blocks of flats on the site of Autobar House warehouse and office.

We hope to commence demolition on the 3rd of March 2014, once the archaeological works have been completed.  We endeavour to keep the disruption to a minimum & hope to complete the project by late 2015.

Autobar House – work starts

After long delays Nottinghill Housing Trust has engaged a contractor to start work on Autobar House.  The contractor is Bugler Developments Limited and our primary contact is Mark Varley – their contracts manager.

Last week a trench was dug on the site as part of an archaeological survey.  Nothing of any note was found on the site so the development can now proceed.

Bugler staff have introduced themselves to Neil, our caretaker, by way of establishing day to day contact.  Stephanie Henderson-Brown has kindly volunteered to be the lead director representing the concerns of the freehold company and all residents.  Steph’s activities do not replace any formal interactions between the developers and residents with regard to demolition notices and party wall notices.

We have been told that over the next few weeks the existing building will be gutted on the inside before demolition proper starts.  Demolition is due to start before Christmas and is expected to take approximately 8 weeks to complete, with ground works and piling following.

Autobar House Redevelopment

Nottingham Hill Housing would like to inform us of the redevelopment of the Auto Bar House site (41-42 Kew Bridge Road)

They are proposing 38 high-quality new homes over two buildings which they say will much improve this neglected site.

They are currently in the planning stages and would like our views before they submit planning application in autumn.
