Directors’ Meeting 7th June 2016

The Directors of Regatta Point Freehold Limited met for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions. 

The meeting was held at HML Shaw’s Richmond Offices so as to demonstrate the new online portal.

  • HML Shaw are re-organising which should improve the level of service being delivered.
  • The work to install windows in the gym and re-decorate will go-ahead when surveyor is available. There is no urgency to this project.
  • Will commission a new Fire Risk Assessment and ask that a formal Evacuation Policy be produced to advise all Residents.
  • In light of a decisive report from the surveyor (Regatta Point Roadside Windows – Surveyors Report ) it was decided to go-ahead with the project to replace the roadside windows. The next steps have to be agreed in detail with the surveyor (timetable, tender documents and specifications).  It was agreed that the project should include a refurbishment of the riverside windows and general maintenance to the roadside elevation.  It was also agreed that, in order to stagger they payments for the project, the Reserve Fund payment from all owners would be significantly increased in September 2016.  This would allow any balancing bill to be presented to residents later in 2017.  As this is a major investment full and formal Section 20 consultation procedures will be followed.  All owners will be written to explaining the plan and inviting comment.

Directors’ Meeting 22nd March 2016

The Directors of Regatta Point Freehold Limited met for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions.

  • Fire Enforcement Notice – work is now complete and was delivered at a fraction of the expected cost. New “In case of fire” procedures to be implemented.  Carpets to be deep cleaned.
  • Lobby – work to be done to touch up paint work and buy new furniture and trees for pier.
  • Gym – work to be done to refurbish (remove wall, install windows, re-decorate).
  • St George’s and Bugler developments coming to a close. All items are in hand.
  • St James are proving very responsive to lorry issues when raised.
  • Sauna – ongoing issues with operation and damp. Drain now unblocked so watching brief to see if this improves the situation.
  • Windows – directors to meet again once residents’ questionnaire responses have been collated and surveyor has reported on state of windows.

Annual Residents’ Briefing

Sorry these are a bit late but notes from the Annual Resident’s Briefing are detailed below.

Mike Crump led the presentation (pdf attached) Directors Meeting – 21st Jan 16 Final and the main points of discussions were:

  • Mike Crump is retiring as Chairman and Director.
    Introduction of Hilary Oliver as new Director.
    A promise that new appointments will be made through public invitation in future.
  • New Caretaker, Oscar Rivera, is settling in well.
    Residents are invited to attend the regular Walk&Talk of the building in order to get a sense of the work done.
  • Review of 2015 accounts and why service charge increased by 9%
  • Gardens – new contract seems to be working well, more plants on order.
  • Sauna has turned into a much bigger job than expected and gym component has been dropped at this point.  Will be picked up as a new project at a future point.
  • KewSide development is proving to be very difficult as the developers are not responsive or collaborative.  There is a big focus on resolving outstanding issues before they depart – scheduled for the end of March.
  • St. George – very helpful developers with few issues at the moment.  They have asked to erect stairs over the eastern flower planter at the front.  Price is being negotiated.
  • St James – major work starts now but should be of limited disruption as on other side of road.  Contact has been made with project manager.
  • Roadside windows – ball park figures of £150,000 have been received and bills would be divided be service charge according to informal legal advice.  This would mean 18 flats that do not benefit from new windows would still receive substantial bills.  Residents are encourage to contact the directors (directors@regattapoint.co.uk) to comment.  The residents at the meeting overall asked that the project go ahead but there were several residents who had serious reservations.  It will be a very complex project involving entry to all flats, big bills and complexity around the repair of internal decorations.
  • Works to comply with the enforcement notice issued by LFB are to start 25th Jan and take a 6 weeks.  Being funded by licence fees from cranes from St George and Bugler.
  • Guest rooms have been enhanced in the last year.
  • Residents were again encourage to sign up to the website www.regattapoint.co.uk in order to be sent news items automatically.  it was also pointed out the the website contains a “fix-it” form which is another way to inform the caretaker of any issues.

Changes to the Board of Directors

It is with much regret that we have to announce that the Annual Residents’ Briefing  on Thursday the 21st of January will be the last appearance of Mike Crump in his roles of Chairman and Director of Regatta Point Freehold Limited.  Mike has been carrying out the role for many years and always bought energy, professionalism and enjoyment to the position which is really appreciated by his fellow Directors.  Unfortunately, he has decided it is time to move on so that he can focus on his successful design business.  He will be sorely missed.

As a consequence, George Cross will be taking on the role of Chairman following on from that meeting.  George has been taking the lead with several activities at Regatta Point including the external refurbishment, the internal decorations, the social committee, improving RP communications and building the RP website.  All of which will provide useful experience for the new role.

We are also pleased to be able to announce that Hilary Oliver has kindly agreed to join the board as its newest Director, with immediate effect.  Hilary has a strong commercial background from running her own coaching business and previous corporate experience.  She has been keen to get more involved at Regatta.

REMINDER: Annual Residents’ Briefing

The Annual Residents’ Briefing will take place in the upper lobby of Regatta Point from 19:30 on Thursday the 21st of January followed by drinks and nibbles. All residents and owners are welcome as your input is greatly valued.   The Directors will review 2015, look at plans for 2016 and detail board changes.
