Internal decorations to move ahead

On Wednesday the 23rd of April the Directors of Regatta Point Freehold Limited met in order to review the report, compiled by our surveyors, regarding the responses to our tender document for the re-decoration of the internals of Regatta Point.

It was decided that the works will include the redecoration of all common areas of the building, new windows in the gym, sauna refurbishment and redecoration of the guest rooms and caretaker’s office.

Residents will soon receive a letter informing them of the decision and inviting comment.

The work is expected to take 6 weeks to arrange and 15 weeks to complete.

This is the last stage in the general overhaul of the building, both externally and internally, that will upgrade Regatta Point so as to improve our living environment and protect the value of our properties.  The cost of these works will be covered by our sinking fund.

Guest Rooms get even better

The Directors are pleased to be able to announce that more improvements have been made to the guest rooms with the installation of televisions in each of them.  The digital TVs,  with built in DVD players,  are now available for anyone who is renting the room.

We intend to re-paint the rooms as part of the internal re-decorations that are due to take place soon – when we will also upgrade the bathroom fittings.  As a consequence we intend to increase the cost of renting the rooms at that point to £40 per night because the current £30 per night does not actually cover the costs of cleaning etc.

The Directors would love you to take the opportunity to look at the rooms now that they have TVs, more power sockets and brand new double glazing that has made them significantly  warmer and quieter.  The impact of the double glazing will be of particular interest to residents as we debate the swap out of the roadside windows for new units (as discussed at the Residents’ meeting in December).  Please ask Neil, the Caretaker, to show you around.

Directors’ Meeting Highlight – March 2014

The Directors of Regatta Point Freehold Limited were joined by David Jackson of HML Shaws on the 4th of March for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions.

The accounts ending on September 2013 were presented and accepted – highlighting a £5k surplus, which will be added to the sinking fund.  The expenditure on this year’s service charge account is running to forecast.  Debtors were reviewed and the Directors are happy that it is under control and solicitors are involved at the appropriate time.

Duncan Lambert is no longer working for HML and a replacement team member is expected to be on-board soon.  It is anticipated that service levels will improve noticeably.

Following advice from our surveyor it was decided that the Eastern wall, next to the St George’s development, needs to be strengthened.  This will be done in co-ordination with St. George’s and by pinning from the outer skin to secure points on the main building’s internal structure.

A detailed specification for the Internal decorations are now out to tender.  We are awaiting the responses – expected by mid March.  They will then be assessed and the Directors will decide how much of the works we can afford to have completed from the sinking fund.

Following the highly successful installation of new windows in the guest rooms it was decided to explore further the tender process to swap out the roadside windows.  There is no formal commitment to commission this work as yet as it was agreed we should focus on the internal decoration first and then review costs.  In the meantime, the guest rooms will be upgraded with more power sockets and TVs prior to re-decoration.

The contract for garden maintenance is to be re-advertised.

A fire risks assessment of the building has been carried out and its recommendations were accepted and will be actioned.

Directors’ Update – with added mince pies

The directors of Regatta Point Freehold Limited would like to invite all residents and owners to attend a Directors’ Update meeting on the 10th December 2013 in the lobby at 8pm followed by a festive glass of wine and mince pies.

We hope that many residents will attend to discuss any concerns they have and to offer any feedback they can give the directors to improve life at Regatta Point.   We hope to see you there.

Directors’ Meeting Highlights – October 2013

 

The Directors of Regatta Point Freehold Limited were joined by David Jackson and Duncan Lambert of HML Shaws on the 14th for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions.

  •  The budget for 2013/14 was agreed with no increase in the service charge for yet another year. Bills will be issued ASAP.
  • The list of residents behind in payments of service charge was reviewed and direct action is ongoing by HML to recoup outstanding payments – some of which are with our solicitors.
  • The external decorations are now complete with the final accounts to be submitted soon. People are very happy with the quality of the work although the time it took was a disappointment.
  • It was agreed to continue to progress the tender to redecorate RP internally, to refurbish the sauna and to improve the gym. No decision on the details have been agreed until the specifications and budget are fully understood.
  • The front door replacement has been a fiasco with the Directors now having lost all faith in the supplier. The decision was taken to cancel the order and seek a new supplier and to replace the broken glass.
  • The state of the gardens was discussed and Ian Coates kindly agreed to contact a friend who is a gardening consultant in order to investigate options. The consultant will also be asked about options to put new plants on the roadside, internally and on the pier.
  • Notices are to be put up to clarify out of hours cover from HML Shaws and other useful contact numbers.
