Fire Works!

Work will be starting on Monday the 1st of February on all the electrical cable ducting that runs throughout the building in order that, should it ever catch fire,  it will be better contained.

This is as a result of the Enforcement Notice served by the London Fire Brigades on Regatta Point following the fire in January 2015.  The work consists of the installation of fire-retardant surroundings to the cable ducting that runs up between floors and the installation of seals between floors.  This will look like new panelling being installed on every landing.  Only one floor will be worked on at a time. This disruption will be restricted to the nearby flats.

We are sure that you can appreciate that a safer building is worth the disruption.  The overall project is going to take a couple of months and is at no cost to owners as it is being paid for through the licence fees gathered from neighbouring developments for the over-sailing of their cranes.

Date for your diary

Over recent years the Directors have held a meeting to brief residents about what has happened in the previous year and what is planned for the next.  We usually host this in December and provide a few nibbles and drinks.

The Directors will be hosting a meeting again but this time it will be in January as it is proving too difficult to organise something when all are available in December.

Therefore, could you please make a note in your diaries that the Resident Briefing will be held on Thursday the 21st of January at 19:30 in the upper lobby.  We look forward to seeing you there.

Directors’ Meeting 15th September 2015

The Directors of Regatta Point Freehold Limited met for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions.

Representatives from HML Shaw were present.

  • Fire Enforcement Notice – tender for work to be carried out to comply with notice due back at end of September. Exceptional bill to be issued to residents, which is expected to be significant.
  • Internal decorations – Sauna work due to complete soon which allows progress on other items.
  • Caretaker phone – Neil now has a landline with message facilities and a signal booster in office so should be completely contactable.
  • HML Shaw service levels – poor service levels were discussed and a better understanding of what RPFL pays for was obtained. Improvements are anticipated once fire works are out of the way.
  • Service charges for 15/16 were discussed – especially significant insurance premium increase that is anticipated following the fire. Reluctantly directors agreed to 9% increase.

Front door re-instated

Dear Residents,

Today the front door intercom system has been fully re-instated following the fire.

You should now be able to open the front door remotely, by pressing  on your phone, when a caller dials your flat number from the front door entry panel.

Please take a few minutes to test that this is working for your flat.  If it is not working correctly, please contact Neil, our caretaker, who will help in getting this issue resolved.

It is quite possible that the system needs re-programming with your telephone number so please bring that information with you.

Our sincere apologies for the delay in getting this fixed but the infrastructure was old and poorly understood.

Fire update – Tuesday 14th April

We are currently awaiting the go ahead from the insurers for the following items at site:

BT Line reconnection for building.
Emergency phone lines in lifts require reconnecting but cannot be done till BT have carried out their works.
CCTV System replacement.
Phone line to caretakers office.
Painting of ceiling and walls outside fire effected riser.
Repair to caretakers office ceiling.

Please be assured these are being vigorously chased along with settlement of all invoices received in relation to the fire.

Shaw and Co (surveyors) are scheduled to carry out their inspection of the common parts the week of the 20th April. However, due to the delay in them attending I have been seeking other surveyors to attend to speed the process. I hope to have confirmation tomorrow that they could attend next week however failing that I will stick with Shaw and Co appointment the following week.
