Directors’ Meeting

Directors’ Meeting 18th September 2017

The Directors of Regatta Point Freehold Limited met for a regular meeting to discuss various matters arising in the running of the building.  The following are highlights of the discussions:

  • After considerable discussion on each spend area item the budgets for 2017/18 were approved with an overall increase of 3.5%. Explanatory letters are to be sent to residents.
  • Bad debtors were reviewed and Shaws have been instructed to issue solicitors warning letters and seek County Court judgements without favour. The reclaiming of a car park lease is to be pursued through bankruptcy proceedings.
  • Requests for additional car park electrical charging points are being investigated and are proving very time consuming and complex.
  • A new Fire Policy is being developed in light of the need to upgrade the existing system.
  • Roadside windows project has seen formal planning applications going to the council (but not yet approved) and the tender process is ready to go ahead for installation next Spring/Summer.
  • The Annual Residents’ Briefing will be held on December the 5th at 19:30 in the lobby

Disposal of Christmas Trees

Now we know that you’ve only just put the things up – but when it comes time to take your Christmas Tree down, in the new year, we have arranged for them to be collected and disposed of on behalf of Regatta Point.

This facility is only available if you leave the trees in car park space sixty-four (64) on Tuesday the 3rd or Tuesday the 10th of January.

Please do not leave trees in the bin cupboards as they will not be automatically collected and we will be forced to use the CCTV to identify culprits and charge for their disposal.

Directors’ Meeting 28th September 2016

The Directors of Regatta Point Freehold Limited met for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions. 

  • HML Shaw are implementing a new way of working in order to improve the service given to RP. Joshim Ahmed will now take on many of the day to day task from Lyndsey and work more closely with Oscar.
  • HML Shaws to pursue service charge debtors rigorously.
  • The Service Charge budget for next year is to be frozen at this year’s level as operational expenditure is on target and under control.
  • The standard Reserve Fund is also to be held at the previous year’s level. However, an additional bill is to be issued for the windows project (see next).
  • After an extended review and taking notice of professional advice, it was decided to move ahead with the Roadside Windows Replacement Project. HML are to issue Section 20 notices and our surveyor to start the tender process.  Formal consultation with owners will commence asap and take several months.  The project work is likely to start in Spring/Summer of next year.  More details will be contained in a letter – to be issued soon.
  • PLEASE NOTE THE ANNUAL RESIDENTS BRIEFING WILL BE ON TUESDAY THE 13TH DECEMBER IN THE LOBBY

Directors’ Meeting 7th June 2016

The Directors of Regatta Point Freehold Limited met for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions. 

The meeting was held at HML Shaw’s Richmond Offices so as to demonstrate the new online portal.

  • HML Shaw are re-organising which should improve the level of service being delivered.
  • The work to install windows in the gym and re-decorate will go-ahead when surveyor is available. There is no urgency to this project.
  • Will commission a new Fire Risk Assessment and ask that a formal Evacuation Policy be produced to advise all Residents.
  • In light of a decisive report from the surveyor (Regatta Point Roadside Windows – Surveyors Report ) it was decided to go-ahead with the project to replace the roadside windows. The next steps have to be agreed in detail with the surveyor (timetable, tender documents and specifications).  It was agreed that the project should include a refurbishment of the riverside windows and general maintenance to the roadside elevation.  It was also agreed that, in order to stagger they payments for the project, the Reserve Fund payment from all owners would be significantly increased in September 2016.  This would allow any balancing bill to be presented to residents later in 2017.  As this is a major investment full and formal Section 20 consultation procedures will be followed.  All owners will be written to explaining the plan and inviting comment.

We thought it would be a good thing to highlight to residents the new facility that HML Shaw are offering which allows you to see your service charge account on-line.  Use the link below to start the process by requesting a PIN.  In order to request the PIN you have to supply a “customer number” this is the reference number from your service charge bill that starts with a T.
