Information on the Kew Bridge development by St. George’s

St George’s Liaison

On Thursday the 10th of December Stephanie Henderson-Brown (RP Director) and Sean Chappell (Senior Construction Manager, St George) held one of their regular liaison meetings – the aim of which is for Regatta Point to raise any issues with the development next door and for St George’s to keep us abreast with progress.

The following are highlights of the meeting:

  • The opening up of the main archway to public use will be delayed until the end of January/mid February 2016. This is in order to minimise the risk of mixing heavy good delivery, cars and pedestrians in that area.
  • Plans are being finalised to provide a cycle lane starting outside St George’s and when the works are carried out alternative pathways for pedestrians will be available.
  • There are many dying climbing plants still overhanging the RP east wall and trellises. These dead plants will be removed and the missing small trellises on the top of the wall will be replaced by St George’s. Sean Chappell will contact the RP Building manager Oscar Rivera (his working hours are between 8am and 4pm) the week beginning the 14th of December to allow access to Kingston Gardeners to carry out this work.
  • The public footpath between the St George’s development and Regatta Point from the river to the Regatta Point car park entrance gate only will be opened in February 2016. Security is to be maintained on by the implementation of gates which will lock automatically at dusk and reopen at dawn on a daily basis. The boat owners will be issued with fobs to gain access during night time hours.
  • There are now approximately 5 units left to sell and the marketing suite building will be demolished over the next few months. A new marketing suite will be installed in the St George’s ellipse shaped building by the riverside.
  • The completion of the rest of the roadside site is expected to be spring/summer 2016, but the roadside hoarding which partly obscures the vision of car drivers entering and leaving regatta Point will not be removed until the end of the build.
  • Most of the ground floor commercial units will be for office use and one of the units is under offer from a production company and there will be two retail units. There is also a possibility that the unit next to Hammonds will become a Fullers Pizza and Cider restaurant
  • St George’s will be closing their site from the 24th of December over the Christmas period to reopen on the 4th of January. They wish us to have a very peaceful Christmas!

Date for your diary

Over recent years the Directors have held a meeting to brief residents about what has happened in the previous year and what is planned for the next.  We usually host this in December and provide a few nibbles and drinks.

The Directors will be hosting a meeting again but this time it will be in January as it is proving too difficult to organise something when all are available in December.

Therefore, could you please make a note in your diaries that the Resident Briefing will be held on Thursday the 21st of January at 19:30 in the upper lobby.  We look forward to seeing you there.

St George’s Liaison

On Thursday the 8th of October Stephanie Henderson-Brown (RP Director), Mo Bowyer (RP resident), Malcolm Wood (Land Director, St George) and Sean Chappell (Senior Construction Manager, St George) held one of their regular liaison meetings – the aim of which is for Regatta Point to raise any issues with the development next door and for St George’s to keep us abreast with progress.

The following are highlights of the meeting:

  • The opening up of the main archway to public use will be delayed until all large deliveries to site have been completed. This is in order to minimise the risk of mixing heavy good delivery, cars and pedestrians in that area.
  • Plans to completely re-surface the public pavement, re-position services, relocate bus stops further back in the pavement and narrow the pavement by a metre in order to provide a cycle lane are being finalised. When they are carried out alternative pathways for pedestrians will be available because of the completion of ground works in the block next to RP.
  • The tall, overgrown, trees and bushes next to RP east wall have been removed and will be replaced by low-level shrubs. However, many dying climbing plants are still overhanging the RP east wall and trellises, and the small trellises that were on top of the walls in the central area of the RP car park have been removed by St George’s. Sean Chappell came in to the RP car park for a site inspection, and agreed that St George’s would remove all of the overhanging plants and replace the small missing trellises in order to help keep RP secure. Sean Chappell will contact Stephanie Henderson-Brown with a convenient date for this to take place.
  • Security is to be maintained on the public footpath between the St George’s development and Regatta Point by the implementation of gates at the roadside and riverside end of the development. These gates will be locked overnight with key codes issued to St George’s residents and some boat owners. The St George’s development is managed by Premier Estates who have both security cameras and 24 hour staff on site. This area will not be open until nearer to the end of the build.
  • There are now approximately 10 units left to sell. Once these are sold the marketing suite building can be demolished. This work is already being put out to tender.

On Friday the 5th of June George Cross (RP Director), Mo Bowyer (RP resident) and Sean Chappell (St. George’s Snr. Construction Manager) held one of their regular liaison meetings – the aim of which is for Regatta Point to raise any issues with the development next door and for St George’s to keep us abreast with progress.

The following are highlights of the meeting:

  • George thanked Sean for St George’s support in co-ordinating with RP’s Helifix remedial works even though they were deemed unnecessary in the end.
  • The crane is scheduled to be removed on the 27th of July. This is a Monday and will be executed from within the St George’s site, which removes the need for weekend working and road closures.
  • The opening up of the main archway to public use will be delayed until all large deliveries to site have been completed. This is in order to minimise the risk of mixing heavy good delivery, cars and pedestrians in that area.

East wall repairs cancelled

We are pleased to announce that following further consultation with our surveyors regarding the East wall of Regatta Point (the wall abutting the St. George’s development) it has been recommended to the Directors that we do not need to carry out the work to pin the outer bricks to the inner concrete structure (Helifix).

As a consequence we have cancelled the highly disruptive and expensive work.

Below are the details of the advice:
Further to our meeting yesterday I would confirm the matters discussed

1.       The existing flank wall does not appear to have deflected or moved at all despite the major disruption caused by the demolition of the neighbouring building and subsequent erection of the new St Georges block.
2.       Following the line of verticality between the new St Georges Block and the flank wall of Regatta would suggest that the flank wall is within reasonable tolerances for verticality and plumbness.
3.       No internal damage has occurred to Regatta Point that I am aware of that would suggest the external flank cavity wall is moving or has become detached from the inner cavity wall.
4.       The proximity of the new St Georges Block (150mm or so) from the flank wall protects and safeguards against any physical injury in the unlikely event of falling masonry.
5.       Fixing the helifix bolts could cause damage to internal finishes which the contractor has expressly excluded liability for.

Given these considerations I am not convinced of the need for the helifix works at all as the risk of the external skin of the flank wall now suffering any loss of stability is very slight indeed. Thus I would recommend that the works are not proceeded with.
