Windows Pilot Started

The Directors would like to issues an update on the windows project and start with an apology for not keeping everyone informed more frequently – but until recently the message would simply have been that we are still investigating.

So here is a progress report:

There are still some Owners who have not paid their bills despite formal letters to remind and several personal emails and phone calls. These will now be pursued through the standard debtors procedures which can ultimately result in County Court Judgements. Only by the 5th of April did we collect £255,00 of the £305,000 of funds required, which was our threshold to proceed. The missing amount will be found from existing reserves until the rest is secured by the courts.

We have had some excellent support from residents questioning the technical aspects of the windows and the procedures to install them – resulting in Orrins being called onsite to carry out investigations twice. The architecture diagrams left by the builders have turned out to be inaccurate so we have decided to carry out pilot installation in a flat so that we can carefully remove the existing windows, investigate and install the new designs. Once our Surveyor has signed-off the resulting process we will commit to the rest of the windows. The order for the pilot has been issued and the windows should be on site next month. This does, unfortunately, put the timetable back.

After some detailed debate about design, the Directors have re-confirmed the powder painted aluminum frame design. We have also determined that we can upgrade the windows’ acoustic specification (a further one third improvement) for a relatively small amount of funding. We will ask each of you if you want this option later but we expect the costs to be covered by what you have already paid.

So please bear with us. We know progress is slow but we only have one shot at getting this right.

Windows bills due

This is a note to remind owners that full payment is now due for the windows project and that prompt payment is appreciated.

The Directors felt it would be good to re-cap and remind everyone of the benefits of this long-running project.

1). This project will deliver new windows to a much higher specification than the current design which will significantly improve sound and heat insulation (which is timely with a new stadium and Heathrow expansion).

2). The new design provides greater safety when open, especially when cleaning, as the gap formed when open is smaller whilst still allowing them to be cleaned from the inside.

3). Maintenance – although the new windows will have a much longer life than the current ones, their design allows easier maintenance should problems occur.

The Directors have discussed, at length, the different design and material options available to us and are confident that the side opening, vertical split casement window made of white powder coated aluminium is the best to satisfy our needs.

We are always available to discuss your concerns at directors@regattapoint.co.uk but we ask now that bills are paid so that we can start the next exciting stage of the installation – targeted for this summer.

Many thabks for your support,

The Directors – RPFL

Swing low, sweet chariot

After much empirical research involving trademans’ vans and broken strip lights it has become clear that the ceiling of the underground car park at the western end of the building is lower than the eastern end by 10cm.

Therefore, we are fitting a swing warning bar at the western end just to remind any driver that the clearance is 1.8m

We hope this will prevent further accidental damage in the future.

Windows Update

The windows project was discussed at the Annual Residents Briefing, held on December the 11th in the upper lobby of Regatta Point. Residents were bought up to date with the project and discussions held with attendees, Directors and representative from Orrins – the windows installers.  Just prior to the meeting one of our Owners, Paula Bowman, submitted a letter objecting to the project which she asked to be made public.

A copy of this letter and the Directors reply and be found via he following link and as a hard copy in the file located on the coffee table in the lower lobby.
