Fire Update – Wednesday February 4th

OUTSTANDING ACTIONS

LOBBY POWER:
Need to strip out debris and repair.  This will re-connect caretaker’s office, lobby, gym, stairwell C to power supply.

A few problems have been encountered with the lift supply (which has been prioritised) and tracing a fault in the gym/lighting circuits. We currently await confirmation as to when the lift supply will be in place so we can get the lift engineers in to test and get running.  Maber are schedule to have their “fire stopping” contractors on site to carry out the necessary repairs in the riser cupboard.  Most work should be completed by Friday.

GENERAL CLEANING:
As you will have seen and smelt the common parts have now been deodorised and do seem to be smelling better, this also involved the carpet being cleaned at 1st floor level for the length of the building and staircase in block c. They have also cleaned the gym. We are aware of some areas that still do with an additional clean and will follow this up with the contractor.

BLOCK C TELEPHONE LINES:
BT have attended and identified exactly what works they wish to undertake.  Work will be co-ordinated with Maber  in regard to getting into the cupboard once they have finished the electrical works.

BLOCK C VIRGIN MEDIA CABLE:
Virgin have  escalated the repair to a senior manager as it may be a significant repair job –  we wait to hear when they are able to attend to reinstall the necessary cabling.

In the meantime – don’t forget that modern flat-screen TVs can be attached to the standard TV aerial socket and tuned in to Freeview.

BLOCK C LIFT (no change):
Needs full inspection after power re-supply – as soon as HML have a reconnection day for the communal electrics they will ask Arrow Lifts to attend.  No planned date as yet.

SECURITY (no change):
Front door lock out of action overnight security guards in place but obsolete fittings may require new unit to be fitted – no planned date as yet.

You may be challenged as to who you are by overnight security.

ENTRYPHONE (no change):
HML await quotes for the temporary and full reinstatement of the system although these are both reliant on an electrical supply.  It will be reconnected as soon as possible – no planned
date as yet.

CAR PARK DAMAGE:
repairs to tarmac in car park have been completed.

St George’s Liaison Meeting – January 2015

On Friday the 30th of January Mo Bowyer (RP resident), and Sean Chappell (St. George’s Snr. Construction Manager) held one of their regular liaison meetings – the aim of which is for Regatta Point to raise any issues with the development next door and for St George’s to keep us abreast with progress.

The following are highlights of the meeting:

COORDINATION OF ST.G WORK AND HELIFIX WORK TO RP EAST WALL
SC said they would be ready for us to do this work the third week in March – contractor and weather dependent. Would like it to be completed in 1 week but 2nd week is OK.

SITING OF GATES INTO ST.G DEVELOPMENT
There will be a total of 4 gates, with 3 of them locked from dawn to dusk – set time would be agreed at a later date. There will be a locked gate at both the North and South ends of the pathway plus a 3rd, adjacent to which will be a 4th gate for residents operated by a fob.

HOARDING OBSTRUCTING VIEW WHEN LEAVING RP CAR PARK
SC appreciated the problem but said it was necessary as a safety measure as items could possibly fall from scaffolding during construction and is designed to contain any such debris. He hoped to have these hoardings removed by the end of August or earlier if possible. Small entrance to remain open but main entrance is being widened for main deliveries – bricks, etc.

GENERAL PROGRESS
SC said they will be working from the Elipse upwards and the work on the construction abutting RP will be the last. All frames should be in place by end of March. The crane will remain until the end of July.

When work begins next to RP in September time – scaffolding will be encased in white sheeting to minimise dust fall out, etc. Landscaping will follow.

All windows will be installed before the brickwork and there will obviously be increased noise from drilling/building activity.

The footpath wall should be finished in 6/8 weeks.

First handover of landscaped area in front of Provenance House should be at the end of this week, i.e. 6th February.

In discussion with 3 potential lettings for the retail/office spaces.

The completion of the site has been moved from Dec 2015 to spring/summer 2016.

OUTSTANDING ACTIONS

LOBBY POWER:
Need to strip out debris and repair.  This will re-connect caretaker’s office, lobby, gym, stairwell C to power supply.
The contractors have now cleaned and painted the riser cupboard and installed a new door and access door on first floor lobby (see photos below). They intended to start on the consumer unit installation today subject to the paint drying.  We await an update how long the wiring replacement will take and when we can progress with the other repairs.

FIRE BRIGADE REPORT (no change):
Inspections completed and awaiting report – no planned date as yet.

GENERAL CLEANING:
The insurance cleaners will be in attendance as of friday to deodarise the common parts, clean the carpets at ground floor and first floor levels, and carry out a thorough clean of core c, entrance hall and gym. They estimate they will be on site till monday and will be working through the weekend. They will return to carry out cleaning of Neil’s office and the area outside once the repairs in the riser and office are complete.

Caused by the need to get at power cables – SSE have relaid cables and contractors filled in hole.  New tarmac required – expected to be completed by Thursday the 29th of January.

Tuesday 3rd
1 load of Precast columns delivery 10am.
Wednesday 4th
1 load of Re-bar delivery am.
Thursday 5th
1 load of Precast columns 10am & 1 load of Re-bar pm.
Friday 6th
4+ loads of concrete 12pm, 1 load of precast columns & 1 load of scaffolding.
Saturday  & Sunday
Not Working.

Please Note:- Scaffolding to the Riverside Block has been programmed in to start on 9th February 15, This will involve scaffolding over 57 & 58 Regatta Point & removing the hoarding along the footpath on the Thames Row boundary.  There will also be two loads of bricks, date & times TBC.

These deliveries programmed above may change due to unforeseen circumstances.  Sorry for any  inconvenience

Workmen now in site clearing out and repairing electrical cupboard.  Need to strip out debris and repair.  This will re-connect caretaker’s office, lobby, gym, stairwell C to power supply – expected to complete by Friday 6th February.

FIRE BRIGADE REPORT:
Inspections completed and awaiting report – no planned date as yet.

GENERAL CLEANING:
Awaiting confirmation from the insurers as to when their insurers will attend to clean the carpets and deodorise the building.  Initial indication is mid next week.

CAR PARK DAMAGE:
Caused by the need to get at power cables – SSE have relaid cables and contractors filled in hole.  New tarmac required – expected to be completed by Thursday the 29th of January.

SECURITY:
Front door lock out of action overnight security guards in place but obsolete fittings may require new unit to be fitted – no planned date as yet.
