Pier and Balcony survey

Over the next days (depending on weather and availability) you will see some investigation work on the pier as we assess, with a contractor and surveyor, what works are required. Please take obvious care whilst we make these investigations which will include lifting some boards.

We are also assessing what works can be made on the balconies without scaffolding (there are obvious issues of working at height). Some non-structural work may be possible including some localised repainting where bare metal has been exposed. Following the balcony survey of last year please feel free to reply to this post and remind us of your balcony concerns or add a new comment. As a word of caution: any works this year will be limited as the General Maintenance budget is almost exhausted.

Excellent Residents Response

Sorry to have to report that there was another attempt to steal bikes from Regatta Point at about half past eight on Monday Bank Holiday evening.

However, the attempt was foiled by some excellent response from residents who challenged the thieves in the car park and they were joined by shouts from other residents as they saw events unfold. The police were called. We managed to get some clear photographs of the individuals. We have good cctv and the panicked thieves left their own bikes behind! The police have taken them away for forensic investigation.

Whilst we must emphasis residents must never put themselves in danger it is also good to know that we don’t feel we have to take this lying down and the Directors are very grateful for everyone’s response.

We are going to review the bike storage (80% of which have flat tyres which indicates they are abandoned) and carry out some radical thinking about this facility which does tend to invite trouble.

Windows Project – Pilot Installation

The eagle eyed among you will have spotted that we have a new pair on windows on the roadside of Regatta Point. The pilot installation has completed successfully and the owner is reporting a “big difference” in noise reduction and that Orrins “did a good job of taking care during the whole process, and making good after”.

Orrin’s made discoveries about the nature of the previous fitting that proved very useful when installing the pilot windows which will prove vital as we move ahead with the major project. Details will be communicated later.

The windows in question can be seen to the right-hand side of the canopy on the second floor.

Lift Protocol (avoiding breakdowns etc)

Lift B has now been repaired having been out of action all weekend causing significant inconvenience to many residents.

The lift engineers believe the breakdown cause was the lift doors being wedged open for an extended period. Recently another lift was out of action having been overloaded.

Please may we ask all residents for their co-operation to not overload lifts nor wedge lift doors open. And a reminder to all owners and landlords that these are costs that we have to pay for.

Windows Project Update 17th May

We are very please to be able to inform you that a date has been agreed to install the new riverside windows in the pilot flat. This will take place next Tuesday (the 21st of May) and will require temporary scaffolding to be erected at the front of RP.

Following this work we will be defining the timetable for the main project and the arrangements to be put in place to gain access to all flats to carry out the work. We will be in contact with everybody once this has been agreed.

Meanwhile, we are finalising our arrangements with the Doorway Maintenance Company who will carry out refurbishment work on the 18 flats that have no roadside windows. More details will be send directly to the Owners.
