Directors Meeting Minutes

Directors’ Meeting 28th September 2016

The Directors of Regatta Point Freehold Limited met for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions. 

  • HML Shaw are implementing a new way of working in order to improve the service given to RP. Joshim Ahmed will now take on many of the day to day task from Lyndsey and work more closely with Oscar.
  • HML Shaws to pursue service charge debtors rigorously.
  • The Service Charge budget for next year is to be frozen at this year’s level as operational expenditure is on target and under control.
  • The standard Reserve Fund is also to be held at the previous year’s level. However, an additional bill is to be issued for the windows project (see next).
  • After an extended review and taking notice of professional advice, it was decided to move ahead with the Roadside Windows Replacement Project. HML are to issue Section 20 notices and our surveyor to start the tender process.  Formal consultation with owners will commence asap and take several months.  The project work is likely to start in Spring/Summer of next year.  More details will be contained in a letter – to be issued soon.
  • PLEASE NOTE THE ANNUAL RESIDENTS BRIEFING WILL BE ON TUESDAY THE 13TH DECEMBER IN THE LOBBY

ATTENTION PLEASE

The Directors thought it might be worth drawing your attention to the change of accounts that has taken place at HML Shaw.  The latest Service and Reserve Fund bills that are dropping into pigeon holes and inboxes right now have a new paying-in account number.

Therefore, any standing orders etc.that you have will need updating or the payment might go astray.  This was mentioned in the letter you received from HML about office moves but it could easily be lost in the noise – so we thought we would mention it again.

Regatta Pint

A quick note to all residents  – inviting you to come along to the latest Regatta Pint event – where a random group of residents go out for a drink together at a local pub and just chat.

The next event will be on Tuesday the 25th of October at 19:00.  The intention is to go to the Express Tavern so meet in the lobby and we’ll wander across.

Pilot of Riverside Window Refurbishment

The Directors are seeking volunteers to have riverside windows refurbished – as part of the window replacement project.  The aim is to find a sample of windows that would benefit from refurbishment and then to see if the improvement in performance justifies the expenditure.  If it does the work will be offered to more windows as part of the bigger project.

For now, we want to limit the pilot to windows with clear, demonstrable issues (such as failed brushes and/or broken runners).  It does not include cracked/blown window panels (which should be reported to HML Shaws).  Only a few will be tested.
