Annual Residents Briefing & 20th Birthday Party

An invitation to all residents and owners at Regatta Point – come and help celebrate the 20th anniversary of the building of Regatta Point with some bubbles and canapes. 

Following the Annual Residents Briefing on Tuesday the 11th of December, which is now starting at 7pm in the lobby, we will be offering drinks and canapes to all.  Please join us if you can – and let our Caretaker Michael know that you are interested, so as to help plan numbers.

We will still be discussing the serious stuff at the briefing about updates for this year and financials and in addition we hope to have an update on the windows project, a model window and representatives from the installers are going to attend.

Directors’ Meeting

Directors’ Meeting 18th September 2018

The Directors of Regatta Point Freehold Limited met for a regular meeting to discuss various matters arising in the running of the building.  

The following are highlights of the discussions:

  • Following on from detailed discussion about significant increases in running costs, the need to increase the contributions to the Reserve Fund and how this was off-set by a one-off reduction in insurance costs the Directors agreed to set the service charge budget at roughly the same level for the following financial year. It was noted that this is not expected to be maintained going forward.
  • The windows project was discussed at length as it is now at the point where bills can be issued to Owners. It was decided to further engage with Owners by creating a lobby display and accompanying website to explain the project and encourage more feedback.  Informal letters containing bill estimates would be sent out prior to the Directors formally committing to the project and issuing bills.
  • The state of the pier decking was discussed as the dry summer had highlighted the poor state of repair of some planks. Investigation started to explore way forward.

Please make a note in your diary that the Annual Residents’ Briefing is scheduled to take place on Tuesday the 11th of December at 19:30 in the lobby.

The Directors will recap 2018 and look forward to events in 2019 and take any questions that people attending might have.  Major topics will include the state of our finances, significant increases in running costs, security and of course the windows project.

Please try and come along as they are usually very informative and social sessions.  As a bribe we will be offering a little light refreshment afterwards for those who wish to hang around.

Annual Residents’ Briefing Summary

Annual Residents Meeting 5th December 2017

The Directors of Regatta Point Freehold Limited invited all residents and owners to the annual briefing held in the upper lobby at Regatta Point where they reviewed last year and looked ahead to the next.  They aimed to brief all attendees on a variety of important matters and answer any questions raised.  The Directors also wanted to gain feedback from residents on how they would like to move forward in certain matters.

Additionally, a letter from Paula Bowman regarding the windows project is similarly available.  This is regardless of it being outside of the Section 20 process that the Directors are legally obliged to follow – they felt her views should be aired as requested and noted that nobody at the meeting expressed the same opinions.

The following are actions to be taken by the Directors as a result of the discussions:

  1. Request residents to report on their balcony paint work and wood decking to ascertain their state of repairs.  Interim repair and tidy up may be needed for some so as to delay the major refurbishment.
  2. Checked valid emergency telephone numbers used in the UK
    ANSWER: 999 and 112 work on all phones in the UK. 911 only works on mobile phones.
  3. Ask one of our suppliers to survey RP flat doors to see if residents want cold-smoke and/or intumescent strips fitting.
  4. Alarm to be sounded in the event of a fire.  Even with a stay put policy the consensus was that residents would want an alarm to sound so they can make their own choice.
  5. Secure the website so that information on keys etc. is no longer available to the public.
  6. Send a note asking all residents to respect others parking spaces – even if they appear not to be used.  Ask Michael to co-ordinate any kind offers from residents who can make spare spaces available to fellow residents.
  7. Alan Kohn offered the services of his drone for inspection of the roadside elevation of the building to aid inspection for the windows tender process.
  8. The reaction from all attending was positive to go ahead with the new windows based on the design shown. Residents expressed gratitude for the notice of the likely cost of this work in advance.  Details of how the project would be managed for each flat and the approach for internal “make good” work needs to be developed in detail.

Windows Planning Permission Approval

On the 1st of September 2017 Hounslow Borough Council approved Regatta Point’s planning application to change the roadside windows from the current design to new units.

We have only just received the information and are sharing it with newsletter subscribers now.

This means that Regatta Point (Freehold) Limited will now put the project out to tender, in line with the project outlined in the letter sent to all owners previously, in order to obtain costs.  The window design is outlined here.

Realistically, this means that the project will commence work in the spring or summer of 2018 which will also mean that bills will be sent out to owners at that time for payment.  We do not know the precise costs at this point but owners are advised to budget for bills in the order of a full year’s service charge.
