Directors’ Meeting 7th June 2016
The Directors of Regatta Point Freehold Limited met for a regular meeting in order to discuss various matters arising in the running of the building. The following are highlights of the discussions.
The meeting was held at HML Shaw’s Richmond Offices so as to demonstrate the new online portal.
- HML Shaw are re-organising which should improve the level of service being delivered.
- The work to install windows in the gym and re-decorate will go-ahead when surveyor is available. There is no urgency to this project.
- Will commission a new Fire Risk Assessment and ask that a formal Evacuation Policy be produced to advise all Residents.
- In light of a decisive report from the surveyor (Regatta Point Roadside Windows – Surveyors Report ) it was decided to go-ahead with the project to replace the roadside windows. The next steps have to be agreed in detail with the surveyor (timetable, tender documents and specifications). It was agreed that the project should include a refurbishment of the riverside windows and general maintenance to the roadside elevation. It was also agreed that, in order to stagger they payments for the project, the Reserve Fund payment from all owners would be significantly increased in September 2016. This would allow any balancing bill to be presented to residents later in 2017. As this is a major investment full and formal Section 20 consultation procedures will be followed. All owners will be written to explaining the plan and inviting comment.

Final St George’s liaison meeting
On Thursday the 26th of May George Cross (RP Director), Mo Bowyer (RP Resident), Stephen Angell (Boat Owner) and Sean Chappell (Senior Construction Manager, St George) held the final liaison meetings – the aim of which is to raise any issues with the development next door and for St George’s to keep us abreast with progress.
The following are highlights of the meeting:
- There are now 2 residential units left to sell.
- The trees that have died (due to poor drainage) are going to be replaced.
- The development is moving towards a completion date of end of July 2016. The next commercial unit to open will be a Fullers owned Cider & Pizza restaurant, which will face onto the square.
- For information – the square created by the removal of the marketing suite is within the demise of the St George development and is not owned by Hounslow Council.
- The building abutting Regatta Point is the last phase of the development to complete and will be finished at the end of July. At that point the public walkway to the river will have re-opened (during daylight hours) and the hoarding that restricts visibility when exiting Regatta Point car park will have gone.
- Discussions with the Council regarding works contracts are being finalised to re-lay pavements, move bus stops inwards, reduce pavement width by one metre and lower services in order to provide a cycle lane outside St G’s. When the works are being carried out alternative pathways for pedestrians will be available on the front of the development. This work has been delayed by contractual negotiations and is expected to start towards the end of July and take 12 weeks.
- As St G’s vacate the development RP’s primary contact going forward will be Premier Estates who operate the site on StG’s behalf. First point of contact should be via the concierge.
- George Cross expressed his thanks to Sean Chappell and StG’s for the positive and professional way in which they have collaborated with Regatta Point during the development.
No further meetings are planned.
Bin there, done that
We know it’s not the most exciting of things, but we are upgrading the bins in the car parks to some nicer ones so as to improve the appearance of Regatta Point.

Houseboat Planning Application
Paul Bevins from Flat 13 has asked that the following be circulated regarding a local development:
Dear residents,
Our Landlord Mr Peter Banks has applied for planning consent to build a large house boat along the mooring in front of the rear elevation of Regatta Point. I personally feel it is out of character with the existing house boats. He is proposing to drive two large piles into the river bank and then construct a floating timber raft to support the house. This design is like the houses along the river banks at Hampton.
