Theft of Parcels from Lobby

On 10th January someone arrived at the front door of the building on a bicycle, appeared to enter the code on the door entry system, and proceeded to steal ALL of the parcels left in the lobby.

The entry code has now been changed.

Please be aware that leaving parcels in the lobby is not safe. If you are not on hand to take delivery then you should make an alternative arrangement i.e. ask a neighbour to take delivery or use one of the nearby lockers or delivery points.

Please do not open the front door to anyone you don’t know, including anyone who claims to be a courier or delivering food – go down to the front door and collect the parcel if it is for you.

Finally, please do not ask Mark for the new code as he is instructed not to give it to anyone.

Residents Briefing Updates

Following the Residents briefing in December, this is to provide an update on various items discussed.

Residents WhatsApp Group
This is now live. Please make use of it to enquire about spare car spaces, report security concerns etc. See earlier post for details on how to join.

Change to Gym Opening Hours
The Gym opening hours have been amended. It will now close at 9:00pm – please do not use it after this time.

Guest Room Fees
Did you know that Regatta Point has two guest rooms that are available for hire to any Regatta Point resident?  They are large rooms containing a double bed, TV/DVD and en-suite shower facilities.
Must be booked and paid for in advance.
Non-smoking and freshly laundered on each booking.
Located next to lift A and D on the first floor.

The Guest Room fee has been increased from £40 to £45 per night.

Pet licences
No further licenses for dogs will be issued. It is evident that the building is not a suitable place to keep them.

General Reminders

Car parking.
The car park continues to be abused by a minority of residents. Please only park in your demised space, unless you have consent from the owner to use another one.
The subletting of car spaces to non residents is forbidden by your lease.

Trollies
Please don’t abandon these in the corridors, this is inconsiderate and inconvenient for other residents. They should be put back in the lobby area where you (hopefully) found them.

Regatta Point WhatsApp Group

Following a suggestion at the Residents Briefing, we have set up a WhatsApp Group for residents to contact each other if they wish. Uses might be:

If you need to borrow a car park space for a visitor, use the group to ask if anyone has one available.

If you see anything suspicious or have security concerns, notify other residents

You can join the group by using this link:
https://chat.whatsapp.com/BSV2jxwmPiVImv5kv80D7D
Please do nor share this with anyone outside the building

Group Rules

  1. This is a group for residents of Regatta Point. It has been set up by the Directors, who will act as administrator. They are not “moderators”.
  2. This group is intended as a convenient way to distribute information to other residents quickly and efficiently and for residents to communicate easily with each other.
  3. Such a group is set up in a spirit of informal communication amongst a group of persons sharing the same common interest. In keeping with that spirit, it is not the intention that there ought to be an overly legalistic attitude towards its operation. However, the following ought to be adhered to:
    1. The group is not to be used to discuss non-group related issues.
    2. The group should not be used to express personal opinions or post private messages.
    3. Any opinions expressed are the opinions of individual members. Group administrators are not responsible for any comments posted by individual members of the group.
    4. It is not necessary to respond to every post unless it is requested.
    5. If your message is not relevant to the majority of group members, please message the person directly rather than the entire group.
    6. Inappropriate posts include using inappropriate language, insulting messages, voicing grievances with individual members of the group are not permitted.
    7. In the event that there is a breach of any of the rules, the group administrator reserves the right to remove the transgressor from the group.
    8. By participating in the this WhatsApp Group, you agree to these group rules.
    9. Participation is not obligatory and if you join, you have the option of leaving. We would hope that all participants can see the usefulness of the group and will co-operate accordingly.
    10. Respect everyone’s privacy – being part of this group requires mutual trust

Christmas Tree Disposal

If you would like your Christmas tree to be disposed of by our gardeners after the festivities, please put it in car space 9 in the car park (west end of the building, at the front).

  • DO NOT put them in the bin rooms or outside as they will not be collected.
  • Please take care when moving them through the building and try not to leave a trail of pine needles behind you for Mark to clear up.
  • The Directors – Regatta Point Freehold Limited.

Security

Please note this message received today from the local Neighbourhood Watch:

We have received a report of someone persistently trying to gain access to a block of flats.  If you live in a property with a communal entrance please be very careful not to let unknown people into your building.

Communal door

Your communal door is only effective if it is closed and secure, so always remember to check that it locks behind you. If it doesn’t, then report it to your management agent or landlord so it can be repaired quickly.

Don’t ever buzz anyone in that you don’t know – even if they say that they’re expected by an-other resident – or let them follow you in.

The best communal door entry system as recommended by the police is an audio and video entry system where residents can see and talk to a visitor before they let them in.

The ideal communal door will be robust, security accredited and fitted with a good self-closing arm and two magnetic locks top and bottom. It should also be linked to the fire alarm and an electronic access control system operated by a key fob.

Communal doors should automatically open and remain so in the event of a fire but be fitted with buttons or handles that allow you to manually override if needed.
